Where do Buyers come from?

When you are listing your home for sale, its very important not to go into the whole ordeal blind! This is why I use data & statistics to drive my methods; looking at a few different sources of information to complete my game plan when it comes to your home will give you the confidence you need in me as an agent!


To share a bit of my knowledge (can't give it all away for free), might help you decide which agent to go with & whether its me or not (hopefully it is) then at least you have a bit of understanding and can ask the right questions to get you started on the right path to selling your home FAST.


Understanding WHERE buyers come from is the first step, then implementing a game plan on how to target each group is a secondary part of the plan. My plan consists of 4-5 steps (depending on the home) before I even get one showing booked. Today, I will share the first two steps with you.


so, where do these Buyers come from?


  1. 52% of Buyers in the 2020 market came from the Internet. The internet is the Gold Mine of today's Real Estate Market. Choosing an agent who understands who to effectively run online ads, how to target Buyers online and how to market the property efficiently on the internet is going to be a KEY part of whether your home is sold or not & more so, if its sold for a higher price then if you went with an agent who doesn't understand these tactics. Some of the ways that I target Buyers through the internet are: Targeted marketing (demographically and geographically), Social Media (sounds easy but trust me it's not), understanding and approaching all 4 types of Buyers in the market, Online Ads on places like The Hamilton Spec Online and Toronto Star Online, showing up on multiple MLS boards (not just the home board) and your agent having positioned themselves online before even meeting you to be a source of information and a 'go to' for Buyers.

  2. 29% of Buyers come from 'an agent'. Now, thi


s isn't to say that only 29% of people use an agent, it just means that in 2020 the statistics demonstrated that 29% of Buyers were introduced to a property by their agent without seeing it prior. So, how do I personally target these Buyers if they aren't my clients or potential clients? EASY! I have become friends with so many agents and we constantly share our 'coming soon' listings, we are in each others inboxes about other homes and always throw out our upcoming listings, and I make sure to post on multiple MLS boards so that agents that belong to every board have access to your house. There are plenty of other ways, but again, I can't give away all my secrets!

  1. 6 % of Buyers in 2020 came from a sign! So thats the Open House, For Sale, or Directional signs. These are very important! Statistics show that Buyers want to gain access to the homes information ASAP or they tend to lose interest or simply forget. One of the biggest ways that I target Buyers through my signs is putting multiple directional signs on every intersection, QR codes (this is the biggest one) so that Buyers can get access to the information on th


e home ASAP and stay interested.

  1. 6 % knew the homeowner. This refers to neighbours, friends, family or co-workers. This is going to be really important that you discuss your home and have information packs with you at all times in case someone is interested. Ill give you plenty of cards and information to give to people so that I can quickly sell your home for you. Whats more, I do 500-1000 flyers in the neighbourhoods surrounding your home telling them 'coming soon', 'just listed' or about an upcoming open house! many times there are people looking to buy in the area their friends or family live in, so getting to info out to neighbours will be a key part of the process.

  2. The rest are 'other' but I have a tactic for those too! I work with Home Builders, I belong to many groups and online forums, I am constantly advertising my listings and am always thinking of prospective Buyers!

me from - did your agent know where they came from? When interviewing agents, you can even ask them if they know, and how they plan to target each group! Stay informed on your agents plan to sell your home, simply putting it on the MLS is something you can have done on your own- get what you pay for, don't settle for less!
